In order to attract tenants  we install a free FOR RENT sign in the window of any vacant unit. In addition we install (unless not authorized by Home Owners Association if applicable) a 24 by 36 FOR RENT sign on a big post outside the property .This can attract a lot of prospective renters and is easily visible. The cost for install and removal is a flat fee of $30 that we pay Champion signs to install. SDCPM not you pay for the actual sign itself.

The $30 fee is deducted from the money for advertising you give us and you receive an invoice on your monthly cash flow statement for it. Is the above ok please [YES] [NO]

K) SECTION 8

Section 8 requires a minimum of a 6 month lease for a new tenant. A 1 year
   lease is also available.
 
 They do a detailed inspection before the tenant moves in and will not
   make payments until this inspection passes.  If the 1st inspection fails Section 8 will do another

   One around 30days later. If this fails again payment can be stopped.

 Every year they re-inspect and will terminate payments after 3rd
   inspection if repairs not done.
 
Section 8 pays a portion of the rent on the 1st of each month and the tenant
  pays the rest, depending on income. Each month the share paid by tenant
  may change if their income/status changes.
 
It is not possible to give a 3day perform or quit notice to
  tenant. Special forms must be used.
  Also to ends the lease special "end of lease" provisions apply.

Rent increases need 60day notice with fair market rent approval to be obtained.

 Section 8 must be given copies of any notice given to tenant (e.g. 3day notice to
  pay rent or quit) or unlawful detainer (eviction) may be invalid.
  Section 8 do not guarantee the tenant in any way but will pay their
  portion of the rent each month until the tenant moves out subject to
  annual inspections passing.
 
 Rent increases need 60day notice and need to be approved by Section 8 in
  writing based on their assessment of fair market rents.
 
 Landlord may charge any security deposit agreed with tenant and Section
   8 do not get involved in this .Landlord may use their own rules and
   regulations and rental agreement
 
Tenants may be evicted in the normal way for non payment of rent.
 
 Section 8 tenants tend to have less turnover, but tend to attract lower
   income tenants who may cause more property damage and /or problems. This
   is subjective and does not apply to all tenants.
 
 Owners can choose to not accept Section 8 tenants for a property, or
   consider both Section 8 or non Section 8 but they cannot choose to have
   only Section 8 tenants
 
 Owners may list their vacancies with Section 8 for free. The list is
   updated every 2 weeks.

We do not distinguish between "indoor" and "outdoor" pets as we have found it very difficult to monitor compliance by tenants.

We do not allow dogs in apartments or condos normally. The following only applies to single family houses or townhouses.

SDCPM highly recommends "A" unless the residence has its own secure fenced yard to reduce the chance of dog biting someone. Even with a secure fenced yard there is the chance of additional damage caused by a dog or that the dog bites a visitor to the home.

 

Depending on the circumstances you might be held liable if you tenant bites someone and you should check with your insurance company to see if your liability policy would cover you.  If you home is governed by an HOA or PUD there may also be restrictions on the pets allowed.

 

Allowing a dog does make it easier to rent a vacant unit as most landlords in San Diego do not allow them.

Tenants are responsible to not leave trash outside their property and will be charged if they do not remove it however for apartment buildings of 4 or more units it is often hard to know who left the trash.

 

Therefore it is a common practice to either have an outside service clean up the common area weekly (papers, candy wrappers, soda cans etc) or to assign this task to one of the residents giving them a discount off their rent.
