We provide full-service property management |
|
This includes looking for a new tenant, screening them carefully, signing rental agreements using the latest forms and disclosures required by law (see www.sdcpm.net/forms/ra.pdf) and thereafter collecting the rent and deposit. We would sign a month to month management contract. It can be modified if needed. |

We save your money by screening rental applicants |
|
When we screen applicants, we use two different standards: Regular and Gold. You may choose one of these standards for each property we manage for you or for an additional fee you may customize them to your own preferances (as long as they follow Fair Housing rules). More details available here. |

We advertise your property effectively |
|
You would be responsible for advertising costs. More details available here. |

We can also run a Virtual Tour for one time fee of $50 |

We are open 7 days/week to show vacancies. A live person answers our calls 7 days/week, 24 hours/day. |

We save your time by dealing with day to day issues |

We deal with HOA problems, general tenant problems and maintenance. Our standard policy is that any non-emergency repairs under $300 we can take care of without your prior approval. You may have a lower limit if you wish. It allows us to take care of the small things without having to bother you. |

We send you a copy of any invoice for expenses with your monthly statement. If the tenant is responsible we will charge them. We have a team of reliable vendors that we use. We try to get the job done quickly and use a handyman rather than a licenced plumber/electrician if possible. |
|
|
We do regular inspections of our properties and would email you photos if you wished. |
|
|
We can pay your HOA (Home Owners Association) monthly fee if applicable. |
|

What do we cost?
|
|
For a single family home/condo we charge 8% of the collected rent (with a maximum of $175month). There is no set-up fee or fee to find a new tenant.
For multiple units (eg. duplex, apartment building) we CHARGE LESS depending on the # of units. |

|
You would sign a month to month management agreement. On the 9th of each month you would be sent your check and a detailed statement. The check can be sent electronically to your bank account if you prefer. We can email reports as well as "snail mailing" them. |
